INTRODUCING YOUR TITLE COMMITMENT
Thank you for having the confidence to place your title insurance order with Eastland Title Company. We are committed to providing you the most efficient and professional service possible.
"A" reflects facts pertaining to the proposed policy(s) regarding : **the Buyer/Owner Names; **the sale price, which will be the amount of insurance for the 'owner title policy'; **the proposed loan amount; **the name of the proposed lender; **the name of the recorded and vested title owner as researched by the title company, and **the legal description for the property to be insured
"B" reflects information regarding recorded documents which affect the use of the property: **Items 1 through 9 are items promulgated by the Texas Department of Title Insurance-Title Division and cannot be amended or deleted from the commitment; and **Item 10 a through z, as applicable, are items researched by the title company and found to affect the use of the property by another person or entity, i.e. easement rights, boundary line agreements, mineral deeds or deeds containing mineral reservations, and/or oil and gas leases, and survey issues, to name a few of the different types of possible exceptions added to Schedule B.
C" reflects items adversely affecting title which must be resolved prior to the title company being in a position to close and/or issue the proposed owner and/or loan title policies: **Items 1 through 3 are items promulgated by the Texas Department of Title Insurance-Title Division and are requirements to close in addition to other items listed under item 4. To name a few examples of curative items, **all outstanding mortgage liens affecting the property; **any outstanding tax or judgment liens; **any heirship or probate issue; divorce issues.
"D" reflects ownership of: **the Title Insurance Underwriter; **the Title Insurance Company closing and issuing the title policies; **the percentages of the premium to be split between the Underwriter, Closing Title Company and Partner Title Company, if applicable.
